Seeding North Port's Building Lots

Hydroseeding in North Port is driven by home building. The city was platted and sold by the General Development Corporation beginning in the 1950s, with large residential subdivisions and an extensive street network laid out long before most houses existed. Decades later, those lots are filling in one at a time, and every new house leaves a cleared, graded yard that needs grass.

Lot-by-lot construction

Because building happens on scattered lots, a new house often sits next to wooded or empty parcels on both sides. Bare sand on a single lot washes into the street and the roadside swale with the first big storm. We install silt fence along the front and low sides during construction, then hydroseed as soon as final grade is approved. Hydro seeding a whole lot costs less than sod and covers irregular edges and swale slopes well.

Creeks, sloughs and flooding

Myakkahatchee Creek, fed by Big Slough, runs through the city to the Myakka River and supplies North Port's water. In 2022 Hurricane Ian brought severe flooding here. Yards along those drainage paths need a seedbed graded to move water off, and the roadside swales in front of many lots need a tougher erosion control layer than a flat back yard does.

Wellen Park and larger projects

The city also includes Wellen Park, a community of over 7,000 acres. Builders there need temporary seeding on idle pads, permanent seeding on common areas, and sediment control around inlets. Our dirt work crews handle land grading, topsoil and trenching for drainage, so a site can be stabilized without waiting on another trade.

North Port Questions

The city requires grass in my roadside swale. Can you seed it?

Yes. Swales get more water than the rest of the yard, so we use a heavier mulch or a blanket there and seed the rest of the lot normally.

When should I schedule hydroseeding on a new build?

After final grade and before the final inspection, if your permit needs ground cover. Book a couple of weeks ahead so seeding lines up with your closing.

My neighbors' lots are still woods. Will that affect my lawn?

Shade and roots along the property line can thin grass there. We can adjust seed mix for the shaded edge.

Can you fix a yard that washed out during Ian?

Yes. We regrade, replace lost soil with topsoil and reseed. If the washout came from a blocked swale, that needs fixing too.
