Renewing Mid-Century Yards
Hydroseeding in Bayshore Gardens is mostly lawn renovation. The neighborhood was platted in 1955 on 3,200 acres that had been tomato fields, along the eastern shore of Sarasota Bay just north of the county line. By 1958 it had 400 homes. Many of those yards have now had the same lawn, or a series of patched lawns, for decades.
Old lawns, old soil
After 60-plus years, a lot of these lawns are thin, weedy or full of mixed grass types. The soil underneath, once farmed for tomatoes, has usually lost most of its organic matter. A renovation here means killing off what is left, loosening the top layer, adding compost or topsoil where needed, and hydroseeding the whole yard at once.
Mid-century homes and their setting
University of Florida students and residents began documenting the homes in 2014, aiming for recognition as the state's largest collection of mid-century residential architecture. Many owners are restoring the houses and want yards that fit. Hydroseeding gives a clean, even lawn without the seams that sod can leave around curved beds.
Bay and creek edges
The neighborhood is bordered by Sarasota Bay on the southwest and Bowlees Creek on the southeast. Yards on those edges drain straight into tidal water, so if we grade near them, silt fence or wattles go along the low side first.

Bayshore Gardens Questions
Should I renovate my whole lawn or patch it?
If the lawn is mostly weeds or mixed grasses, a full renovation gives a much more even result.
Why is my soil so poor if this was farmland?
Years of farming and then decades of lawn without added organic matter wear soil down. Adding compost before seeding helps.
Can hydroseed follow the curved beds around my mid-century house?
Yes. Spray covers any shape, so there are no sod seams to cut around curves.
My yard backs onto Bowlees Creek. Anything special?
We put a wattle or silt fence along the creek side while the soil is bare and keep spray off the water.
