From Cattle Ranch to Subdivisions
Hydroseeding in Lakewood Ranch is mostly about new ground. The community covers roughly 35,000 acres across Manatee and Sarasota counties, and nearly all of it was timber and cattle land owned by the Schroeder-Manatee Ranch for most of the last century. The first neighborhood, Summerfield, was only finished in 1995, so a large share of the lots we see here were graded within the last few years.
What flatwoods soil means for a lawn
The Manatee River watershed, which includes the Braden River through Lakewood Ranch, has uplands of pine flatwoods with poorly drained soils. In practice that means sandy ground that is bone dry in spring and saturated for weeks in summer. Hydroseed on these lots needs a seedbed that is graded to move water toward the street or a swale, not toward the house, and a mulch that will hold while the water table is high.
The Braden River and pond banks
The Braden River flows east to west through the southern part of the community before joining the Manatee in Bradenton. Upstream sits Ward Lake, the reservoir that supplies much of Bradenton's water. Around here, retention pond banks and swales are the places that erode first. For those we use bonded fiber matrix or straw blankets on the steeper faces and standard hydromulch on the flats.
Working with builders and stewardship districts
The community is run through a stewardship district and several community development districts. For builder and commercial hydroseeding we coordinate around their landscaping standards, set silt fence before site grading, and stabilize bare pads that are waiting on construction. Homeowners usually call us for a new lawn installation after closing, or for sod vs hydroseed advice on a back yard the builder left in sand.
Typical Lakewood Ranch work
- Back yard hydroseed lawns on newly closed homes
- Pond bank and swale erosion control
- Temporary seeding of lots and pads awaiting construction
- Grading out builder fill and spreading topsoil ahead of the seed

Lakewood Ranch Questions
The builder only sodded my front yard. Can you hydroseed the back?
Yes. That is one of the most common jobs here. We grade out ruts, add topsoil where the fill is pure sand, then spray the back yard to match the front grass type as closely as seed allows.
Do I need approval from my HOA or district before seeding?
Many Lakewood Ranch neighborhoods have landscaping rules. Check what grass types they allow; we will match the seed mix to that list.
Why does the yard stay wet for weeks in summer?
Flatwoods soil sits over a high water table in the rainy season. Grading the yard to shed water and avoiding low spots helps new grass survive.
Can you stabilize a pond bank behind my house?
On private banks, yes: we seed and then cover it with a stapled blanket or a BFM spray. Banks owned by the district are their call, so check ownership first.
Do you do temporary seeding on builder lots?
Yes. Fast-growing cover on idle pads keeps sand from blowing and washing until construction starts.
